This one took just about 5 weeks to find a buyer. This is a single family home just a few blocks from the beach that last sold in 1999 for $493K. A 2100 sq. ft. lot just sold on 31st for $1,450,000..a far better street and location.

Just under 2 months and this one has a buyer. This property last sold in 2004 for $545K. The prices have gone up about $200K in this complex since 2012. The last unit sold for $725K in June of last year and it had a lot of interior upgrades.

Only 1 day and this home has secured a buyer. 712 Longfellow is located just west of PCH with views of the ocean. This property last sold in 1992 for $383,500.

In just 3 weeks this new home has a buyer. This is a brand new 4800 sq. ft. single-family home that is steps from the strand. The lot sold (with the older teardown home) in 2013 for $1,575,000. The prices are skyrocketing, however there is a shortage of new construction in the 100 & 200 blocks of the sand section.

This single family home was recently constructed. This lot/unit/land last sold in 1976 for $44K. I have been fortunate enough to walk this property prior to hitting the market. Yes, it’s right off of Prospect and at the top of the hill, however for this house, that is a benefit. The views stretch from Malibu to Catalina and all the way east to downtown Los Angeles because it is perched at the top of the crest. You can’t go any higher, hence the great views. Apparently the new buyer agrees.

657 5th St Listed for $1,869,000 4 bed/3.5 bath
This is a brand new attached townhome. This home is just west of PCH. This lot last sold in 2014 for $1.2M.

1133 7th St Sold for $1,320,000 4 bed/2 bath
That was quick! In just 3 weeks, this single-family beach cottage, Sold for $23K above the asking price, all cash. It is located just east of Prospect, and close to the Redondo border. This home last sold in 2009 for $762,500.

2036 Springfield Sold for $1,210,000 3 bed/1 bath
Sold in only 2 weeks, this single-family home is located just west of PCH and sold for $61K over asking price. It last sold in 2002 for $435K. Only 3 properties west of PCH sold in 2015 for under $1,150,000. See below:

269 Valley Dr Sold for $937,500 2 bed/3 bath
Another quick sale in just 1 week on the market and this one has sold for $12,500 above the asking price. . This 64-unit Townhome complex is called Playa Pacifica and is located just west of Ardmore. This unit last sold in 1998 for $327K. There were 5 sales in this complex last year (8% turnover). The last 2 bed sold for $900K last August.
