It is located in a 27 unit condo complex located just a few blocks from the beach. This property last sold in 2004 for $551K. There were 2 sales last year in this complex.

This is a single family home located just a few steps to the beach and last sold in 2002 for $1,345,000. Location, location, location! It appears to be priced in a very sellable range.

652 5th St Listed for $1,689,000 3 bed/3.5 bath
Another property that will likely sell on the quicker side! This is a detached townhome located just west of PCH that last sold in 2007 for $1,399,000.

446 Monterey #C2 Listed for $999,000 2 bed/2 bath
This is a 34-unit condo complex located west of PCH on Monterey. This condo was on the market for less than a week before finding a buyer. This unit was on the market last year for $1,050,000 but was taken down after 17 days. Last year there were 3 sales in this complex, but they were all 3 bedrooms. See below :

It only took 11 days to find a buyer for this single family home, located just east of PCH in the Hill Section. This property last sold in 1999 for $501K

In just 2 weeks this condo has a buyer. The prices continue to go up. The last 2 sales in this complex of 4 units were $905,000 (2015),
$800,000 (2014) and $740,000 in 2013.

2850 El Oeste Dr. Listed for $7,999,000 6 bed/6.5 bath
This property sold in 2012 for $2,155,000 (dirt value) and a new home was built, finishing last year. It’s an enormous home with big ocean views.

This is a 2 on a lot townhome. The rear unit is currently for sale. It last sold in 2003 for $649K. The front unit sold in 1998 for $486,500.

1104 1st St Sold for $1,080,000 3 bed/2 bath
That was quick…this one sold for $20K below the list price and in 12 days. It is a single family home located just east of PCH. The property last sold in 2002 for $500K.

2031 Prospect Ave Sold for $$1,361,250 3 bed/2 bath
At just under $38K below list price, this one Sold! Not bad for Prospect. It isn’t the easiest street to sell. According to the tax records, this property sold in June of last year for $950K and was completely renovated.

1515 Hermosa Ave Sold for $3,037,500 4 bed/3.5 bath
After being on and off the market for 164 days, it sold for $212K below the list price. This one was listed last year for $2,999,000 and was canceled after 2 ½ months on the market. It was originally purchased for the dirt in 2012 at a price of $1.4M and torn down to build 2 brand new townhomes. This one was about location, proximity to downtown and the sand.

304 Manhattan Ave Sold for $1,715,000 2 bed/2 bath
After just 11 days, this single family home sold All Cash for $115K above the list price. This property last sold in 2012 for $1,125,000. It has a rooftop deck with solid ocean views. The property was remodeled and showed well. It sat on the market in 2012 for 168 days. Not this time!
