This strand house was built in 1999. The property last sold in 1996 for $575K. Can you even imagine? If only I had a crystal ball!

The Strand has been fairly active over the last year with condo, income and single-family home sales. Here are a few over the last year:
1064 8th Listed for $1,250,000 3 bed/1 bath
This single family home, located just east of PCH in the Hill Section, has a Spanish feel with peek a boo ocean views. This property last sold in 1999 for $501K

927 15th St Listed for $1,795,000 4 bed/3.5 bath
This is a 2 on a lot, detached townhome. The property is approximately a ½ block east of PCH and has ocean views from its roof top deck. This home last sold in 2007 for $1,465,000.

1801 Monterey Blvd Listed for $3,899,000 4 bed/3.5 bath
1801 Monterey was for sale last year, didn’t sell and is now back on the market with a different agency. This single family, located a few blocks from the beach, has big ocean views from the crest of Monterey. It last sold in 2011 for $2.5M.

1707 Pacific Coast #506 Listed for $659,000 2 bed/2 bath
This is a 72-unit building located on the west side of PCH, north of Pier avenue. It last sold in 1978 for $69,500. Last year, there were 3 units (2 bed/2 bath) that sold, see below:

1634 Prospect Listed for $1,880,000 3 bed/2.5 bath
This property was on the market at the end of last year and was taken off the market during the holidays. It’s back on the market for $8K less. This property last sold in 1992 for $562,000

1819 Monterey Listed for $3,399,000 4 bed/4.5 bath
This is a brand new construction home located on a half-lot (1290 sq. ft.). This property
sold in 2012 as a foreclosure for $623,000. That was an incredible price. The new home looks
and shows great and has huge ocean views. It’s priced at $1416 per sq. foot. I look forward to
watching this one.

1424 Manhattan Ave Listed for $1,150,000 2 bed/2 bath
The prices continue to go up. The last 2 sales in this complex of 4 units were $905,000 (2015),
$800,000 (2014) and $740,000 in 2013.

959 5th St Listed for $1,400,000 3 bed/2.5 bath
It took on 3 weeks to secure a buyer. This property is located east of PCH with peek-a-boo ocean views. The lot is zoned R2 and must be sold with duplex next door (961 5th), which is currently listed at $1.7M. It’s a duplex with a 3 bed/2 bath unit and a 2 bed/2 bath unit. That would equal approximately a 9,150 sq. ft. lot size when both properties are combined.

304 Manhattan Ave Listed for $1,599,900 2 bed/2 bath
After just 11 days, this property that last sold in 2012 for $1,125,000, has a buyer. It has a rooftop deck with solid ocean views. The property was remodeled and shows well. It sat on the market in 2012 for 168 days. Not this time!

1230 1st Listed for $2,299 ,000 5 bed/4 bath
It looks like this brand new construction presold and went directly into escrow without hitting the market. It appears the property is still under construction. This lot sold in 2014 for $865K.

1133 7th St Listed for $1,297,000 4 bed/2 bath
That was quick! In just 2 weeks, this single-family beach cottage has a buyer. It is located just east of Prospect, and close to the Redondo border. This home last sold in 2009 for $762,500.

1600 Ardmore #213 Listed for $650,000 2 bed/2 bath
This unit went quickly….13 days! It is located in a 100-unit complex, just west of PCH on the greenbelt trail and close to Pier Avenue. It last sold in 2012 for $464K.

24 7th St Listed for $2,699,000 3 bed/2 bath
This is a single-family property located on a walk street in Hermosa. The property has small views, is only one level and may have potential to grow. It last sold in 2005 for $1,650,000.

238 1st Sold for $2,555,500 5 bed/4.5 bath
This single family home has been on and off the market and in and out of Escrow, but SOLD ALL CASH for $93,500 under the listing price. It last sold in 2014 for $1,609,000.

1222 Cypress Ave Sold for $2,200,000 4 bed/3.5 bath

Sold after almost 3 months on the market…for $89K below the list price.
1220 Cypress just sold for $2.1M. It is the back unit of a new construction project on Cypress.

1600 Ardmore Ave #128 Sold for $525,000 2 bed/2 bath
This 100-unit complex is located just west of PCH along the Greenbelt. This unit sold for $125K below list price, however in line with other sales in the unit see below. Located on the ground level, this unit last sold in 2009 for $457,500.
Unit #321 Sold for $522,500 (2 bed 2 bath)
Unit #327 Sold for $580,000 (2 bed 2 bath).

1223 7th Place Sold for $1,225,000 3 bed/2.5 bath
This single-family home is located just west of the Redondo/Hermosa border
and last sold in 2012 for $805K, as a short sale. It sold quickly for $25K below the list price.

1720 Ardmore #319 Sold for $665,000 2 bed/2 bath
Sold quick and for $15k over asking price. This 71-unit complex sits west of PCH along the greenbelt trail. Last year, 3 of these units sold. One of them was a 2 bed, 2-bath unit (#124) that sold for $576,500. However, this unit is on the top floor with peek a boo views. It last sold in 2013 for $484,000.

405 31st Sold for $1,449,000 2 bed/2 bath
This single family home was priced to sell quickly….and did! It’s located in a very desirable neighborhood in the north Hermosa Sand Section. This tear down is in the 25-foot height limit zone, which is one minus. Other similar homes close by can go up to 30 feet. However it is a great location and the price appears to be a huge score for the buyer!
