447 Herondo St #106 Listed for $799,000 2 bed/2 bath
This is a 30-unit complex west of PCH along Valley drive. This property last sold in 2004 for $545K. The prices have gone up about $200K in this complex since 2012. The last unit sold for $725K in June of last year and it had a lot of interior upgrades.

1600 Ardmore #227 Listed for $589,000 2 bed/2 bath
This is a 100-unit complex located on the greenbelt west of PCH.
This unit last sold in 2013 for $460K. It faces south toward the courtyard and featured 2 master suites on opposite sides of the unit. It has also has been nicely upgraded.

248 27th Listed for $1,999,000 2 bed/2 bath
This is a single family home just a few blocks from the beach that last sold in 1999 for $493K. It seems like a challenging location for $2M. Artesia becomes Gould and Gould becomes 27th as you past Valley heading west toward the beach.
A 2100 sq. ft. lot just sold on 31st for $1,450,000…..a far better street and location.

2094 Manhattan Ave Listed for $3,100,000 4 bed/2 bath
This single family home has a prime corner location on Circle and Manhattan Avenue with ocean views, just 2 blocks from the beach. If the lot was purchased for the dirt value, that would equal $1288 per dirt square foot…rivaling 2015 Hermosa Avenue dirt sales. This property has not been on the market in decades. Even at a premium, I don’t see this one lasting very long.

269 Valley Dr Listed for $925,000 2 bed/3 bath
This 64-unit Townhome complex is called Playa Pacifica and is located just west of Ardmore. This unit last sold in 1998 for $327K. There were 5 sales in this complex last year (8% turnover). The last 2 bed sold for $900K last August.

1614 The Strand Listed for $8,995,000 4 bed/4 bath
This duplex located on The Strand sold in 2007 for $3M. It’s doubtful much has changed with the property since then. Based on location alone, I won’t be surprised to see this one sell. Although, a brand new construction single family
(136 The Strand) just sold for $7.4M and it took 206 days to do it. However, the 1600 block of The Strand is a far better location. See other 2015 Strand sales below:

1515 Hermosa Ave Listed for $3,249,000 4 bed/3.5 bath
After being on and off the market for 164 days, this one has a buyer. This property was listed last year for $2,999,000 and was canceled after 2 ½ months on the market. It was originally purchased for the dirt in 2012 at a price of $1.4M and torn down to build 2 brand new townhomes. It’s being offered near $1288 per sq. ft. This one is about location, proximity to downtown and the sand.

1600 Ardmore #130 Listed for $599,000 2 bed/2 bath
3 weeks and this one is in escrow. This 100-unit complex is just west of PCH along the greenbelt. #130 last sold in 2012 for $469,000. There is currently one other active unit for sale in this complex (unit # 128), a 2 bed, 2 bath that has been on the market for about 2 months.
This complex had 6 sales last year, 4 of them were the 2 bed 2 bath units see below:

2031 Prospect Ave Listed for $1,450,000 3 bed/2 bath
2 months to find a buyer! Not so bad for Prospect. It’s not the easiest street to sell. According to the tax records, this property was sold in June of last year for $950K and completely renovated.

940 15th St Listed for $1,550,000 3 bed/3 bath
This is a single-family home on a 5673 sq. ft. lot that is zoned R2, which may allow you to build 2 units on one lot. I’m not surprised to see this one go into escrow.

960 1st St #D Sold for $858,000 2 bed/2.5 bath
That was quick! 1 week and $9K above asking price, this detached townhome located east of PCH has a buyer. This property was last sold in 2012 for $622,500.
