This single family home is priced to sell quickly. It’s currently priced under dirt value. I’m going to guess that they already have offers and that it will sell for a solid
amount over asking. This is a very desirable neighborhood in the north Hermosa Sand Section. This tear down is in the 25-foot height limit zone, which is one minus. Other similar homes close by can go up to 30 feet, however this is a great location.
We expect to be writing about this one going into escrow shortly.

That was quick 2 weeks. This single-family home is located just west of the Redondo/Hermosa border and last sold in 2012 for $805K, as a short sale. It seems to be price in line with the current market.

It took about 2 months, however this brand new attached townhome has a buyer. 1220 Cypress is the front unit for sale. The rear unit, 1222 Cypress, is currently on the market for $2,289,000. This lot was purchased (pre-build) in 2013 for $975K.

This one took 6 months and a big price cut to sell. It is a brand new Townhome just north of Pier Ave., with ocean views and a rooftop deck. It’s priced at $1250 per sq. ft., which is a ceiling breaking price. If there ever was a time the market could bear this price, it’s now.

7’s are lucky! After 60 days, and about $37K below asking this one is gone. The last recorded sale for 435 8th was in 1987 and closed for $145,000. This single family home is on a lot of 1002 sq. ft. just west of Valley. This is truly a beach bungalow.

That was quick! Just 12 days and 102K below the list price, this cute 940 sq ft single-family cottage just west of PCH is gone. Per our investigation, this property has never been on the market and has likely been with the same owner for decades.
