This property is located west of Valley, south of Pier Avenue, between Cypress and Loma. This unit last sold in 2010 for $920K. There have been a lot of sales in this neighborhood over the last year. Both 425 and 431 11th (similar properties) sold in 2014. I remember one feature that made 425 11th (the back unit of 3 units) unique is the ocean view shot it had all the way down 11th street toward the water. See the 2 sales below:

1222 Cypress.
This is the back unit of 2 brand newly constructed townhomes. The front unit has been on the market for 42 days priced at $2,289,000.

439 Palm
Palm is another newly constructed townhome…one of two units. The front unit, 438 Hermosa Ave. has been active on the market for 35 days. Both units have big price tags, however new construction near the beach in this price range is hard to find.

This 6-unit complex is located one block north of the Hermosa/Redondo border on the corner of Lyndon and Hermosa Ave. This 2006 built property last sold in 2007 for $1,644,045. It sits above commercially zoned property (office/retail space), however it has some unblockable views of the sand and ocean.

This is in a 64-unit complex located slightly east of PCH and tucked just south of Artesia Blvd. This unit needs some TLC, however it’s priced to allow some upgrading. It’s not surprising it went into escrow after 4 days on the market considering Unit #307, a 2 bed 2 bath, sold earlier this year for $479K. This unit was bought back in the 1980 for $93K.

#206 sold for $44k below list price after 129 days on the market. It last sold in 2001 for $340K. There are a total of 13 units in this complex that sits 1 block from the sand. One other unit in this building sold this year…#101 (2 bed, 2 bath) for $640K.

506 25th St Sold for $2,265,000 4 bed/3.5 bath

It sold for $134K below the asking price of $1,399,000. The lot was purchased in 2012 for $2,550,000 and a series of four new, detached townhomes were built by Kim Komich.

1920 Springfield Sold for $2,175,000 5 bed/3.5 bath

This one sold for $74K below list price after 3 months on the market. This single-family home just west of PCH last sold in 2009 for $830K prior to the new construction build in 2009. It was on the market in 2010 for $1,799,000 but didn’t sell.
