1216 21st St Listed for $1,295,000 3 bed/2 bath
This single family located just east of PCH last sold in 2002 for $559K.

1111 17th Listed for $2,099,000 3 bed/2.5 bath
Brand New 2015 construction. This lot was purchased in 2012 for $1,635,000.
2 brand new attached townhomes were built on this property which is perched on the hill just east of PCH. Here are some other 2015 built townhome sales for this area:

438 Hermosa Ave Listed for $3,100,000 4 bed/3.5 bath
Another Brand new construction to hit the market. The land was bought in 2014 for $1,835,000. This attached townhome is just a short block to the beach with ocean views and is priced at $1,240 per sq. foot. Here are some other 2015 built townhome sales close to the sand:

444 Hermosa Ave #102 Listed for $1,399,999 3 bed/3 bath
That was quick, just 3 days to fid a buyer! This property is located in a 6-unit complex facing west toward the beach. This unit last sold in 2005 for $866K and is still the highest priced MLS recorded sale in the building. The last unit in this complex to sell was in 2009, for $831K

1501 Monterey Listed for $2,499,000 4 bed/3.5 bath
This one took 6 months, however it has finally found a buyer. It’s a brand new Townhome just north of Pier Ave., with ocean views and a rooftop deck. It’s priced at $1250 per sq. ft., which is a ceiling breaking price. If there ever was a time the market could bear this price, it’s now.

428 Palm Dr Listed for $1,399,000 3 bed/2 bath
This one took a price reduction and almost 3 months on the market to find its buyer. The property last sold in 2012 for $740,000. It’s a single-family home on a half-lot that has been remodeled and is only steps to the beach.

1614 Bayview is Sold for $1,365,000. It has one less bedroom and a slightly smaller lot size (1450 v. 1505), however it’s on the north side of Pier Avenue (which adds value).

1600 Ardmore Ave #321 Sold for $522,500 2 bed/2 bath
It took just over 3 months and a $16,500 cut from the list price, but this unit SOLD. Unit #321 last sold in 2010 for $393,000.

After its first escrow fell apart, another month on the market and a price reduction, this single family has finally SOLD (for $550K below the original asking price). 26 9th last sold in 2013 for $4M. This sale price equals a 28% increase in 2 years. This single family home is just steps to the beach and boasts amazing ocean views. The neighbor (similar property) next door just closed escrow for $4.7M.

948 3rd St Listed for $1,400,000 3 bed/2 bath
This one is SOLD for $31K above the list price. It only took 5 days and they found a buyer this time around after relisting with a new agent. It was on the market 124 days earlier this year and priced at $1,400,000…however it didn’t sell.

2618 Manhattan Ave Sold for $4,300,000 5 bed/4 bath/3 (powders)
Sold for almost $200K below list price…this one is gone. This is a brand new single family home with 4660 sq ft., designed by Pritzkat & Johnson and built by Titan construction. It’s a case of a great house in a so-so location, right across from the Fed-Ex store and 1 house away from the 5-point intersection. The dirt sold for $1,980,000 in January of 2014. It was a beautiful property inside.
