This is a duplex on Longfellow just east of Manhattan Ave. There are two 1 bed 1 bath units. This property last sold in 1974 for $43K. The lot itself is worth more than the asking price. It sits at the crest of Longfellow just below Highland and a new build would have great views. This one should bid up.

1868 Valley Park Listed for $5,399,000 8 bed/5 bath
This is a massive 8 bed 5 bath house just west of the greenbelt. This property last sold in 2009 for $2.3M….as a short sale. 555 21st street (4458, sq. ft. house on a 15,709 Lot) was the most recent (May 2104) big sale in this neighborhood.

145 Ardmore Listed for $1,319,000 3 bed/3 bath
It took 100 days, but this single family home landed a buyer. This property has been on the market 6 times since 2010 without selling. On paper, it looks like a decent deal? It was last on the market in 2014 for $1,179,000. This single family, just west of PCH, last sold in 2000 for $585K.

830 18th St Listed for $1,099,999 2 bed/1 bath
Just over 3 weeks to secure a buyer for this trust sale. This property hasn’t been on market in decades. The property is just east of PCH and has some ocean views and new construction potential. It looks like someone saw the value and the future potential.

1216 Cypress Sold for $1,875,000 4 bed/3.5 bath
At $24K below list price, it’s a closed sale. This property last sold in 2009 for $1,053,000. That’s an 80% markup since 2009….not surprising given the craze of the current market. This attached townhome is set west of Valley and a few properties south of Pier Avenue.

502 Longfellow Ave Sold for $1,787,000 3 bed/2 bath
Sold right at list price! It last sold in 1994 for $374K. The rumor is that the home & lot across the street, 513 Longfellow, is in escrow for $1.800,000…however it has a 4014 sq. ft. (vs. 3141) lot with a Manhattan Beach address. 513 sold off market. 502 Longfellow sold at $1238 sq. ft. and is located on the corner of Longfellow and Ingleside, 4 homes west of Valley. Inventory in this category is extremely low. I’m not surprised that it sold quickly.
