1614 Bayview is currently in escrow with a list price of $1,425,000. It has one less bedroom and a slightly smaller lot size (1450 v. 1505), however it’s on the north side of pier avenue (which can add value).

It took just under a month and now it has a buyer. This one last sold in 2005 for $975,000. It’s an attached townhome is just east of PCH and offers ocean views.

7 days and its found a buyer. It last sold in 1994 for $374K. The rumor is that the home & lot across the street, 513 Longfellow, is in escrow for $1,800,000…however it has a 4014 sq. ft. (vs. 3141) lot with a Manhattan Beach address. 513 sold off market. 502 Longfellow is priced at $1238 sq. ft. and is located on the corner of Longfellow and Morningside, 4 homes west of Valley. Inventory in this category is extremely low. I’m not surprised that it sold and I’m curious to see what price it closes for.

This one took almost 4 months and a price reduction, however it finally has a buyer. This might be the best lot on the entire street of Monterey. It’s located on the bend heading down toward Manhattan Avenue and the water. It’s an oversized double lot (5491 sq. ft.) with a huge house (4793 sq. ft.) that has ocean views right down the street to the sand and open ocean. This property last sold in 1997 for $599,000, obviously before the Michael Lee designed new construction build in 2004.

Sold for $39K below list price, 515 8th has been on the market several times since 1999. The last time was 2012 for $1,179,000 (didn’t sell), and this time it sold quickly. Today’s market is very different from the market of 2012.

Sold for 89K below asking price, this attached townhouse is close to the beach, Pier Avenue and has great ocean and pier views. It was last acquired in 1988 for $375,000. The views are the driver for this sale…I have never seen a view that looks perfectly down Pier Avenue. This was a unique property (view wise).

$75K above the list price and this single family home just east of PCH is SOLD. This property last sold in 2009 for $1,058,000. It seems attractively priced at just over $500 per sq. ft. It was a unique property that had been added on to. Aside from the lower ceilings in the living area, this a nice home on a nice block.
