This is a 34 unit complex located west of Valley. It last sold in 2005 for $830K. Unit #3F sold this year for $1,104,000 and unit 2D sold for $990,000 at auction. Both of them were 3 bedroom units.

This is single family just west of Valley is a full lot (4656 sq. ft.) with building potential. Last sold in 2001 for $675K. It went active then immediately went on hold. Here are some other comparables.

(vs. 3141) lot with a Manhattan Beach address. 513 sold off market. 502 Longfellow is priced at $1238 sq. ft. and is located on the corner of Longfellow and Morningside, 4 homes west of Valley.

It sold in 2013 for $1.2M as a 3 bed 2 bath 1100 sq ft house. The brand new custom built 4 bed 3.5 bath, 2780 sq ft has a roof top deck and is located 1 block from The Strand.

It took just 11 days to find a buyer. This attached townhouse last sold in 1975 and is just west of Valley, located in a 64-unit complex. There have been 2 other sales in the complex this year:

There has only been one sale in this complex in 2015…unit #410 (2 bed 2 bath) for $775,000.

713 4th St #G Listed for $830,000 2 bed/3 bath
29 days and this one has buyer. This 6-unit townhouse is just west of PCH. It sold in 2011 for $570,000 as a bank-owned foreclosure. 705 4th #C, built the same year (1978, 1600 sq. ft.), just sold for $799K.
