As you can see, there are 1.8 X’s as many properties in escrow than there are currently on the market. We are starved for property right now here in Hermosa.
This is the best sellers market we have seen since the last bubble.

pace of the market from 2012 to 2015…however the inventory is much lower now and moving much faster.

It’s a tall, skinny located in the southern Hermosa Hill Section that sits on a 2450 sq. ft. lot. The market is bursting through new price barriers and inventory is still extremely low. The odds are in this homes favor.

The highest priced sale in the Hermosa Hill Section last year was $1,950,000 (1130 9th, 3895 sq. f.t., Single Family built in 2008). The highest MLS sale ever posted in the Hill Section was 960 8th for $2,300,000, back in 2006. This 2009 custom built home hit the market at $580.39 a sq ft. I’m curious to see what the closing price is.

13 days and it’s been snatched up! This could be a builders dream with a lot size of 5528 sq. feet, although it is located just east of PCH. A new build could potentially have ocean views. Currently, its list price equals $168 per dirt sq. foot. Stay tuned for the final price when it closes.

In escrow after only 5 days! This is a single family home is right on the highway, however it has an elevated lot and potential for ocean views off in the distance over several buildings. If it was purchased as a tear down, the dirt acquisition is $344 per dirt sq. foot. It seems rich for being right on the highway…however not much surprises me anymore.

909 3rd St Listed for $750,000 1 bed/1 bath

4 days and it’s in escrow. This property last sold in 1998 for $188,000. It hit the market 10 years later in 2008 with a $639,000 price tag but didn’t sell. Looks like it didn’t have much trouble this time on the market.

That was quick…14 days on the market and now it has closed for $200K over asking price. 136 Neptune last sold in 2013 for $1,725,000. Less than 2 years later, it came on the market for $525,000 more. This is a 1510 sq. foot 1967 built cottage on a half lot. It’s located on the northern most street in the Hermosa sand section, bordering Manhattan Beach. The property comes with architectural plans for a future 3000 sq. foot dwelling with ocean views. Location is a huge attribute for this property.
