This is a new construction designed and built by Steve Lazar, a well-known local builder. It is a huge home on a 5000 sq. ft. lot that is priced at $952 sq. ft. The price tag is ceiling busting for the area of Hermosa between Ardmore and PCH. The pictures look stunning, exposing the craftsmanship and views. There are only 2 properties that have ever topped that price tag in area 149 (Ardmore to PCH): One is pending and the other is still active.

Deemed “tallest home in Hermosa” Coming in at 10 feet over the current building limit… this is really 3410 Hermosa, which has been on and off the market 7 times since 2008 before last selling in 2013 for $4.6M. Now it is being sold as a double lot, including 3400 Hermosa Avenue as well. The dirt under it is likely worth $6 ½-7 million ($1300-1500-some of the recent Hermosa Avenue dirt sale prices) before adding the extra value of it being a rare 5000 sq. ft. lot.

3224 Hermosa Avenue just sold for $6,425,000 (4247-Lot $1512 per dirt sq. ft.) with a very dated 1937 built home on it.

Sold just last year for $2.2M. This duplex has big potential for a new construction build with ocean views. It is an R2 zoned lot right on the border of the R1 (25 ft. building height limit) and the R2 (30 ft. limit), however it comes with a $700K price increase over last years’ sale.

This one took just over 3 weeks to find a buyer and it last sold in 2010 for $570,000. It’s a single-family bungalow that sits on a lot size of 1137 sq ft. The asking price equals a whooping $1463 per home sq ft. or $1143 per dirt sq. ft., and a 228% mark up since 2010. Only 1 other single family has sold this year for $1.3M or less this year in the Hermosa Sand Section (40 7th Court, $1,050,000 1072 sq. ft., 962 lot).

Just 7 days and this one found its buyer. This property last sold in 2009 for $1,058,000. It seems attractively priced at under $500 per sq. ft.

It took almost 2 months to secure a buyer. This attached Townhouse is close to the beach, Pier Avenue and has great ocean and pier views. The balcony looks perfectly down Pier Avenue to the restaurants and the pier. It was last acquired in 1988 for $375,000.

909 Owosso Sold for $1,675,000 4 bed/4 bath
Sold for just under list price ($24K below), this one was on the market in March of this year for $1,850,000, but didn’t sell. After a major price reduction to $1,699,000 and a real estate company change, it only took 9 days to sell.
This property last sold for $950,000 in 2003.

635 6th St Listed for $1,390,000 3 bed/2.5 bath
This one sold quickly for $15K over the asking price after originally being in escrow off-market and falling out. This property last sold in 2003 for $678,500. The entire top floor (living area, kitchen, etc.) is wide open and has voluminous vaulted ceilings. It is a rear unit 3 on-a-lot townhouse, located just west of PCH and offers views from the roof top deck. We’re not surprised it sold quickly.

248 34th St Sold for $2,600,000 5 bed/3 bath
Sold off Market. This is a street to alley sand section lot with a single family home that offers sweeping ocean views from the rooftop deck and from a potential future build. It went quickly before hitting the market. (Sold by your blog writer).

1707 PCH #308 Sold for $403,000 1 bed/1 bath
Not surprised this one found a buyer in only 8 days and SOLD for $56K over asking price, it was priced to sell quickly. This unit sold last year for $360,000.
