This single family home one house east of PCH, last sold in 2005 for $1,365,010. It shows well and appears to be priced well.

1234 6th (4 bed/3 bath, 3393 sq. ft., $529 sq. ft., 2004 built), listed at $1,795,000 is currently in escrow after 71 days on the market.

After only 18 days, this one has a buyer. 447 Herondo is a 30-unit building located on the southern most edge of Hermosa bordering South Redondo. There hasn’t been a sale in this building since 2012 when #103 (the unit below #203) sold for $525,000. Between 2010 and 2012, there were a total of 9 sales, all hovering in the $450-$550K range.

1428 Manhattan Ave Listed for $1,399,000 3 bed/2.5 bath
Not surprising, it only took 16 days to find a buyer. This townhome hasn’t sold since 2001 when it closed for $635,000. It is currently listed at just under $1000 per sq. ft.

2804 Hermosa Ave Listed for $4,599,000 4 bed/3.5 bath
2804 is a stunning 4 bed, 3 ½ bath Single Family Home with ocean views, located 1 house from The Strand, on a great stretch of Hermosa Avenue. It has been on the market several times over the past 5 years, last selling in 2013 for $3.6M. After 2 ½ months, it has a buyer.

Not surprised this one found a buyer in only 8 days; it was priced to sell quickly. This unit sold last year for $360,000. There is currently 1 other unit in escrow and 2 other closed sales this year.

After 60 days, this one closed for just under the list price of $1,099,000. This Single Family just east of PCH has some nice upgrades and views of the ocean in the distance. This home sold as a short sale 2 years ago for $825,000.

It’s gone for $49,900 below the list price, however the market is bursting through new price barriers and inventory is still extremely low. The odds were in favor of this home and after 32 days, it’s closed. This property has been on the market 12 times since 2000. It last sold for $810,000 in 2009. It’s a tall, skinny located in the southern Hermosa Hill Section and sits on a 2450 sq. ft. lot.

1707 PCH #409 Sold for $425,000 1 bed/1 bath
Sold for just $4k under list price. #409 is a 1 bed, 1 bath that has been remodeled and has small ocean views from the balcony. This unit last sold in 2007 for $409K. There were 3 sales in 1707 last year.

516 Prospect Sold for $1,550,000 3 bed/3 bath
This one sold for $1K over list price. Even after 36 days, properties in this market can still sell for over list price. The current sellers purchased it in 2004 for $1,199,000. It has a roof top deck with big ocean views. They maximized the 2593 sq. ft. lot with a 3136 sq. ft. home.
