Bonnie Brae last sold as a new construction in 2008 for $1,660,000. There have been 3 other sales this year over $2M in the Hermosa Hill section. Prior to this year, the last $2M+ sale was in 2006. A full list price sale would create a new benchmark for the Hermosa Hill Section.

The asking price equals a whooping $1463 per home sq ft. or $1143 per dirt sq. ft., and a 228% mark up since 2010. Only 1 other single family has sold this year for $1.3M or less this year in the Hermosa Sand Section (40 7th Court, $1,050,000 1072 sq. ft., 962 lot).

Lucky #6! This property has been on the market 6 times since 2010 without selling. On paper, it looks like a decent deal? It was last on the market in 2014 for $1,179,000. This single family, just west of PCH, last sold in 2000 for $585K.

This unit sold last year for $360,000. There are currently 2 other units in escrow and 1 other sale this year.

It’s right on the eastern border of Hermosa and North Redondo and sits on a standard tall/skinny size lot (2499 sq. ft.), however it is a smaller single family home with 1248 sq. ft. It looks like a total remodel or tear down home, however the dirt is priced within a reasonable range that makes it possible to build. I wouldn’t be surprised if it sold to a builder.

225 Valley Dr Listed for $950,000 3 bed/2.5 bath
It took only 2 weeks to find a buyer. This property is located in a 64-unit townhouse complex, 3 blocks from the beach. It last sold in 2012 for $749,000.

1234 6th St Listed for $1,795,000 4 bed/3 bath
After 64 days, this one found a buyer. It was on the market last year for $1,649,000…however it didn’t sell. It last sold in 2005 for $1,524,500.

77 15th St #3 Listed for $839,000 2 bed/2 bath 
14 days and it has a buyer! This is a 14-unit complex, steps from the beach. This condo was last sold in 2006 for $709K. It was recently completely remodeled. 15 15th #2, a similar property, came out the same week and is still actively for sale on the market.

1230 2nd St Sold for $1,210,000 3 bed/2 bath 
This single-family home sold for $115K over the list price and last sold in 2004 for $875,000.

1152 8th St Sold for $1,320,000 3 bed/2 bath 
This coastal contemporary home is immaculate!
This one sold for $171K over the list price this time, and last sold in 2010 for $849,000. 5 years later, that equals an increase of $471K (36%). This is what we wrote about it when it came out: This is an extremely popular price point and we are “All In” that it will sell quickly.

159 Monterey Blvd #A Sold for $1,090,000 3 bed/3 bath
Sold slightly below asking price ($9K), this attached townhouse is located in a 4-unit complex. It has PV and ocean views. It last sold in 1987 for $187,000. That is a nice progression of value.

1527 Silver St Sold for $2,125,000 4 bed/4.5 bath

Silver last sold in 2013 for $826,000, for dirt value. 2 years later, this new construction just closed $2,125,000. It sold off-market prior to hitting the MLS.


1045 Manhattan Ave Sold for $2,675,000 4 bed/4 bath
This property sold OFF-MARKET (our listing). It is a beautiful single-family home on an oversized half-lot, 2 blocks from the water. It was designed by Michael Lee and built by Steve Lazar. The sellers wanted a quick sale…and that’s what happened.
Close to 20-25% of the properties in the beach cities are selling off market. This happens when inventory is low and buyers are willing to pay a premium for a home before it hits the market.
