447 Herondo #203 Listed for $719,000 2 bed/2 bath
447 Herondo is a 30-unit building located on the southern most edge of Hermosa bordering South Redondo. There hasn’t been a sale in this building since 2012 when #103 (the unit below #203) sold for $525,000. Between 2010 and 2012, there were a total of 9 sales, all hovering in the $450-$550K range.

412 Hermosa Ave. #C Listed for $899,000 2 bed/1 bath
#7 sold last year for $801,000. It is a 3 bedroom, 2 bath condo with 1493 sq. ft….over twice the size of this one? This 9-unit building is located ½ block from the water.

225 Valley Dr. Listed for $950,000 3 bed/3 bath
This townhome last sold in 2012 for $749,000. There are 64 units in this complex, located on the corner of 2nd and Valley in southern Hermosa. Another unit in this complex 427 2nd (listed for $989,000), is currently in escrow.

1428 Manhattan Ave. Listed for $1,399,000 3 bed/3 bath
This townhome hasn’t sold since 2001 when it closed for $635,000. It is currently listed at just under $1000 per sq. ft. The number seems rich, however it’s all about the location.
I won’t be surprised to be writing about this being in escrow within the next few weeks.

1614 Bayview Listed for $1,449,000 2 bed/2 bath
This one was on the market in 2011 for $1,048,000, but didn’t sell. It last traded in 2006 for $1,129,000. Priced at $1240 per sq. ft., this time the market is very different. 1512 Bayview, one block away, just went into escrow (listed at $1,350,000) in just a week…and it’s only 828 sq. ft. This one will likely be in escrow over the next few weeks.

515 8th St. Listed for $1,575,000 5 bed/5 bath
515 8th has been on the market several times since 1999…the last time being 2012 for $1,179,000 (didn’t sell). The sale is currently contingent on the seller finding an investment property to purchase.

2027 Harper Listed for $929,000 3 bed/2 bath
This home is right on the eastern border of Hermosa and North Redondo. It sits on a standard tall/skinny size lot (2499 sq. ft.), however it’s a smaller single family home with 1248 sq. ft. It looks like it is a total remodel or tear down home, however the dirt is priced within a reasonable range that makes it possible to build.

2010 Prospect Listed for $1,099,000 2 bed/2 bath
This is a trust sale that sold with multiple offers off-market and was then placed on the MLS. It was likely an ALL-Cash offer and sold AS-IS to a developer.

1245 8th St. Listed for $1,125,000 3 bed/2 bath
Front of house boasts custom black concrete driveway, Solid pour
This is what we said 2 weeks ago when this one hit the market:
1245 8th last sold in 2010 for $720,000 and was on the market last year for the same list price ($1,125,000) and taken off after a month. This year is a different market and I think it’s priced in a very sellable range.

702 11th St. Listed for $1,410,000 4 bed/3 bath
This one sold in less than 1 week. It’s no surprise because it was priced well and it showed very nicely. It sold in 2005 for $1,380,000… and we are well north of 2005 prices overall here in Hermosa.

938 13th St. Listed for $1,499,999 3 bed/2 bath
Listed at $1200 per sq. ft., this one has a new buyer. It took 36 days, so let’s see what the final closing price is.

88 18th St. Sold for $3,300,000 4 bed/2 bath
This one is not surprising…location, location, location. It only took 10 days. 88 18th sits on one of the best walk streets in HB. At $1155 per dirt sq. ft., it was priced cheaper than the 3 recent Hermosa avenue lot sales ($1200-1300 per dirt sq. ft.).

836 Beach Dr. Sold for $4,700,000 5 bed/4 bath
Beach sold in 2009 and 2012, both for $3,000,000. It sits right across the alley from The Strand. Even south Hermosa is seeing some huge numbers this year.

718 1st Pl. Sold for $1,450,000 4 bed/4 bath
This attached townhome is part of a 7-unit complex. It sold for $75,000 over the asking price in just 9 days. It last sold in 2008 for $1,235,000.

932 17th St. Sold for $1,329,000 3 bed/3 bath
Ocean Views await you!
17th sold right at full list price in 39 days. This one sold in 2010 for $985,000. It’s an attached 2 on the lot, rear unit with ocean views, just east of PCH.

434 Ocean View $1,150,000 3 bed/3 bath 2448 sq. ft. 2001 built
