15 15th St #2 Listed for $925,000 2 bed/2 bath
This 27-unit condo is just steps from the beach. This unit has ocean views and last sold in 2002 for $439,000. Earlier this year, unit #26, a 2-bed/2 bath with 946 sq. ft., sold for $835. 2014 only had one sale in this complex…unit #8 for $663,000 (2 bed 2 bath 946 sq.ft.).

77 15th St #3 Listed for $839,000 2 bed 2 bath
This is a 14-unit complex steps from the beach. This condo was last sold in 2006 for $709K. It was recently completely remodeled.

225 Valley Dr Listed for $950,000 3 bed /2.5 bath
This is located in a 64-unit townhouse complex 3 blocks from the beach. It last sold in 2012 for $749,000.

101 16th St Listed for $3,300,000 3 bed/2 bath
This one is breaking a ceiling by asking over $2000 per sq. ft. It sold 12 years ago in 2003 for $925K. This corner lot has been completely remodeled and is a block from the beach.

713 4th St #G Listed for $825,000 2 bed/3 bath
This 6-unit townhouse is just west of PCH. It sold in 2011 for $570,000 as a bank-owned foreclosure. 705 4th #C, built the same year (1978, 1600 sq. ft.), just sold for $799K.

702 11th St Listed for $1,410,000 4 bed/2.5 bath
This attached townhome is a just west of PCH and a block from Pier Avenue.
It last sold in 2005 for $1,380,000.

1512 Bayview Listed for $1,350,000 2 bed/1 bath
After only 11 days this one has a buyer. This single family last sold in 2005 for $875,000. It was last on the market in 2009 for $945,000 but didn’t sell and was leased out. That said, 2015 is a completely different real estate market. 207 16th (a comparable property with a similar lot size, more sq. footage and view potential), recently closed for $1,750,000. With it’s $1,350,000 price tag and location, I think 1512 Bayview will wrap up quickly.

706 2nd St Listed for $1,950,000 4 bed/3.5 bath
In just 2 weeks, this brand new construction just west of PCH with some ocean views, has a buyer. This detached townhome is listed for $788 per sq. ft. Similar townhomes 633 and 635 5th street (2014 built) sold last year in the $580 sq. ft. price point, for $1,575,000 and $1,600,000. The 5th street properties were over 200 sq. ft. larger and priced almost $400K less. The market has definitely gone up in a year.

708 2nd St Listed for $1,975,000 4 bed/3.5 bath
Also in 2 weeks, the second of these newly constructed twins offers a little more sq. footage and also has a buyer. It has ocean views from PV to Malibu. These sisters are located on a 4591 sq. ft. lot.

705 1st Pl Listed for $1,999,000 4 bed/3.5 bath
707 1st Pl Listed for $1,999,000 4 bed/3.5 bath
Both appeared to have sold off market. These are part of the 2 other brand new 2015 construction detached townhomes. They presold prior to hitting the market.

159 Monterey Blvd #A Listed for $1,099,000 3 bed/3 bath
18 days and it’s in escrow. This attached townhouse is located in a 4-unit complex. It has PV and ocean views. It last sold in 1987 for $187,000. That is a nice progression of value if it closes near the asking price.

915 3rd Listed for $1,099,000 3 bed/2.5 bath
In just over a month, this single family just east of PCH with some updates and ocean views, has a buyer. This home sold just 2 years ago as a short sale for $825,000.

456 Ocean View Ave Listed for $1,875,000 7 bed/4 bath / 2 ½ bath
It took 2 months and a major price reduction to get this one in escrow. This duplex hasn’t been on the market since 1984, when it sold for $152,000.
It has a 5 bedroom, 2.5 bath owners unit and a 2 bedroom, 2-bath unit for rental income.

2035 Prospect Ave Listed for $1,895,000 4 bed/3.5 bath
After 46 days on the market, this single-family new construction has a buyer. The lot sold last year over the summer for $699,000. It went from a 1 bed, 1 bath, 652 sq. ft. single-family tear down to a newly constructed 4 bedroom 3 1/2 baths with 2600 sq. feet. What a great upgrade for this lot. It sounds like there is still a nice builder profit for this new construction ($1,200,000 (after dirt cost) minus the cost to build 2600 sq. ft.).

302 Palm Drive Sold for $1,450,000 3 bed/3.5 bath
This one went into escrow in 2 weeks and sold for $49K below the asking price. Built in 2004, this home was recently on the market in 2012 for $1,095,000. However, after a month and a half with no sale, it was taken off the market.

703 1st St Sold for $1,475,000 3 bed/3 bath
We have a closed sale for $24K below the list price. This property sold in 2011 for $1,235,000 and in 2012 for $1,305,000. The current price seems to be in line with the pace of the market from 2012 to 2015…however our inventory is much lower now and moving much faster. After 43 days on market…this sale is one for the history books.
