This attached townhome with ocean views was on the market last year for $1,695,000 and after 45 days, it was taken off the market. A year after it didn’t sell, they want almost $900K more for it. 333 10th last sold in 2012 for $1,350,000.

This single family sits on an oversized lot of 7,538 lot sq ft. Since it is zoned R-1, if a buyer purchases it for the dirt, they will have to build a single family home and will be unable to develop it into 2 townhomes. This property last sold in 1999 for 674,000.

This single family last sold in 2005 for $875,000. It was last for sale in 2009 for $945,000 but didn’t sell and was leased out. That said, 2015 is a completely different real estate market. 207 16th (a comparable property with a similar lot size, more sq. footage and view potential), recently closed for $1,750,000. With it’s $1,350,000
price tag and location, I think 1512 Bayview will wrap up quickly.

This one last sold in 2010 for $720,000 and was on the market last year for the same list price ($1,125,000) and taken off after a month. This year is a different market and I think it’s priced in a very sellable range.

After 2 short weeks this duplex has a buyer. Close to the beach, this duplex features a 3 bed, 2 bath rear unit with ocean views and a 2 bed, 1 bath front unit. It last sold in 2008 for $1,960,000. Although 1 unit is owner occupied and only one is currently rented, this property would likely bring in about $10K per month if both units were rented. It’s hard to find this type of property and location in this price range regardless of if it pencils or makes strong financial sense.

807 20th St Listed for $1,395,000 4 bed/3.5 bath

It took only 15 days to find a buyer. This is the first time it has been on the market since it sold in 2009 for $1,035,000. It is a detached townhome, part of a community of 7 townhouses. The neighbor next door (a 3 bedroom and 170 sq. ft. smaller) just sold for $1,100,000 last month, however the unit was right on the highway and 807 20th is on the inside, with less traffic noise. My guess is that this one is in escrow close to its listing price.

2 days and it’s in escrow, how does that happen? This one may have had some off market buzz. It was on the market last year for 81 days and didn’t sell. This single family home last sold in 2003 for $1,575,000. A $1000 a sq. ft. isn’t uncommon anymore.

This one was in escrow then fell out of escrow. After 66 days, it has found another buyer.
This unit last sold in 2003 for $370,000.

This ocean view home was custom built by the owner with quality
It took 2 months and a solid price cut to secure a buyer for this single-family lot.
The last sale date for this one was in 1972 for $17,500. This SFR with coastal views, is just east of PCH. Even though the lot is only 1651 sq. ft. and small, it is sitting in a very attractive price point.

19 21st St Sold for $4,100,000 5 bed/6 bath

Sold for $700K below the initial asking price, 21st is a 1920’s home that has likely been added on to. 21st street is one of the best walk streets in HB. I’m not surprised it sold, however I do think the seller receive a great number for this home. It last sold in 1996 for $750,000.
