212 35th St Listed for $3,300,000 5 bed/3 bath
Close to the beach, this duplex features a 3 bed, 2 bath rear unit with ocean views and a 2 bed, 1 bath front unit. It last sold in 2008 for $1,960,000. Although 1 unit is owner occupied and only one is currently rented, this property would likely bring in about $10K per month if both units were rented. My guess is this will go into escrow quickly at or close to the list price. It’s hard to find this type of property and location in this price range regardless of if it pencils or makes strong financial sense.

1501 Monterey Listed for $2,499,000 4 bed/3.5 bath
This is a brand new Townhome just steps away from Pier Ave., with ocean views and a rooftop deck. It’s priced at $1250 per sq. ft., which is a ceiling breaking price. If there was ever a market that could bear it, the time is now. That being said, there needs to be at least 1 buyer that thinks it’s a top notch, well designed, flawless property.

160 Monterey Listed for $1,499,999 3 bed/2.5 bath
160 first came on the market in February for $1,499,000 then reduced to $1,449,000. Now, after cancelling and relisting with same agent 7 days later (?), it’s back on the market for $1.5M again. It sounds like they just wanted to refresh the days on market and increase the price…who knows? This attached Townhome has ocean views from the rooftop deck and sold last year as new construction for $1,230,000.

635 6th St Listed for $1,375,000 3 bed/2.5 bath
I suspected this one would find a buyer quickly and it has. This one was originally in escrow off-market and fell out. It hit our update last week as a new active and has already sold. This property last sold in 2003 for $678,500. The entire top floor (living area, kitchen, etc.) is wide open and has voluminous vaulted ceilings. It is a rear unit 3 on-a-lot townhouse located just west of PCH and offers views from the roof top deck.

507 Gentry St Listed for $1,399,900 4 bed/3 bath

The market is bursting through new price barriers and inventory is still extremely low. The odds were in favor of this home and after 32 days, it has a buyer. This property has been on the market 12 times since 2000. It last sold for $810,000 in 2009. It’s a tall, skinny located in the southern Hermosa Hill Section and sits on a 2450 sq. ft. lot.

901 13th St Listed for $925,000 3 bed/2 bath
901 took about 2.5 weeks to find a buyer. This property last sold in 1998 for $340,000. Currently, it is a probate sale, sold “as is,” and doesn’t require probate court approval. This duplex is just a half block east of PCH with ocean views in the distance.

1707 Pacific Coast #409 Listed for $429,000 1 bed/1 bath
#409 is a 1 bed, 1 bath that has been remodeled and has small ocean views from the balcony. This unit last sold in 2007 for $409K. There were 3 sales in 1707 last year.

705 4th St #C Sold for $799,000 2 bed/2.5 bath
This is an 8-unit complex built in 1978. #C last sold in 2006 for $719,000.

1143 7th Pl Sold for $965,000 3 bed/2 bath
This property was in escrow, fell out, went back in and now it’s closed.
Apparently, it has a few funky issues. However, it has a new owner and sold for $35K under list price. It last sold in 1987 for $205,000.

945 16th St Sold for $2,200,000 4 bed/5.5 bath
945 sold just under the list price at $543.34 a sq. ft. The highest priced sale in the Hermosa Hill Section last year was $1,950,000 (1130 9th, 3895 sq. f.t., Single Family built in 2008). The highest MLS sale ever posted in the Hill Section was 960 8th for $2,300,000, back in 2006. Not much surprises in this market anymore.
