670 Longfellow is a single-family home located on the very popular block (see below). It was on the market priced at $2,199,000 for 657 days from April 11th 2016 to January 29th, 2018 without selling. Now they want almost $100K more. This home last sold in 1997 for $465K.

After 6 months and no price reductions, this home has a buyer. 107 24th is a brand new, single-family home. It is located steps from the sand and features big open ocean, Catalina and white-water views.  The lot was purchased in 2015 for $2,760,000 prior to beginning construction. 

3435 The Strand Listed for $5,200,000 2 bed/2 bath

After 2 months and a $300K price reduction, this strand home has a buyer. 3425 The Strand was built in 1926 and is currently a duplex, however it is likely this will be turned into a newly built single-family home. The lot size is smaller than a normal Strand lot, which is common on the north end of The Strand where the street/alley and The Strand are closer together. This is a highly desirable stretch of The Strand, just south of Manhattan Beach, on the north end of Hermosa. This duplex is located a just a few properties south of the famous 90210 Strand House.

704 Loma Listed for $2,320,000 4 bed/3.5 bath

It took almost a year and 3 price reductions to get this one into escrow. 704 Loma is a brand new 2018 build with ocean views.  This is one of 3 detached townhomes that are for sale. The other 2 townhomes have sold (702 Loma for $2,215,000 and 700 Loma for $2,525,000), however these units are smaller and 3 bed 3.5 baths.

Sold off-market for $6.8M on November 9th.

711 Longfellow Sold for $2,900,000 4 bed/3.5 bath

It only took just over a month and a $300K discount to secure a buyer for this home.

711 Longfellow is a single-family home built in 2004. There is a rooftop with big ocean views. It was purchased in 2007 for $2,175,000. 711 30th street (a nearby property) just closed for $2,375,000 after starting at $2,799,000.

1918 The Strand Sold for $6,800,000 4 bed/4 bath

After being on the market for over a year in 2017 and going in and out of escrow, this home sold for only $900K off the original list price in 2017.

435 Longfellow Sold for $1,512,000 3 bed/1 bath

Third times a charm! It took 3 escrows; however, 435 Longfellow has sold for $363K below the initial asking price. 445 Longfellow, across the street, was purchased last year for $1,850,000. That home was slightly bigger with the same lot size, however that side of the street has a 25-foot height limit VS. a 30-foot height limit on the north side of Longfellow (where 435 Longfellow is located). That makes a significant difference in the size of the home that can be built. Buyers and agents often overlook building codes and other important data when valuing a home for purchase. This can make a large difference in value now or in the future.
