Have you seen the new Hermosa Plan recently published this month? Most of us haven’t…and there is information in there that may affect your home. About 200 homes in Hermosa Beach have been identified about potentially historic. Is your home on the list? (See the link at the bottom of this blog).

I have not yet seen the criteria establishing what aspects of these homes warranted this designation. Therefore, I am not sure as to what is unique about these properties other than the age of the building. There are ways to get your home off

While strand properties aren’t often for sale, they are coming up more and more.
Stand activity over the last year:

601 1st St #4 Listed for $950,000 3 bed/3 bath

601 1st is part of a 11 unit complex. The last sale was unit #7 in 2015 for $925K.

802 The Strand Listed $9,299,000 5 bed/5.5 bath

Another strand property for sale! This is a corner Strand home with over 3500 sq. ft. and a very nice southwest view. It last sold 10 years ago for $8.5M.

446 Monterey #2G Listed for $1,099,000 3 bed/2 bath

This is part of a 34-unit complex located on the crest of Monterey. It has peek-a-boo views and last sold in 2004 for $557,500. Below are the last few sales in the complex, (we sold unit 2H in 2015 for $1,101,000).

305 2nd Listed for $1,499,000 3 bed/3.5 bath

This property sold a few years back in 2011, for $1,059,000. There are 4 units side-by-side in this complex. This is one of the middle units. 313 2nd , an end unit, was recently on the market for 162 days listed at $1,600,000 and didn’t sell.

610 Boundary Ave Listed for $2,495,000 4 bed/3.5 bath

It only took 3 weeks for this is a brand new construction, detached townhome to find a buyer. It is part of a 6-unit development that spans from Longfellow to Boundary.

1216 2nd Listed for $1,085,000 3 bed/2 bath

That was quick…under a week. This single family home is located east of PCH and last sold for $905K in2004. It’s an older style tall & skinny located on a 2273 sq. foot lot.

1049 Sunset Dr Sold 1,875,000 3 bed/3.5 bath

Sold for $25K below the asking price on the off market. This attached townhome went into escrow before hitting the market. The property last sold in 2013 for $1,299,000.
